Exclusive Buyer Agent (EBA). EBA is a buyer-side professional broker representation service. A wise buyer gets this service to avail of the broker’s assistance in negotiating the price down and ensuring that the terms and conditions of the sale for the buyer’s advantage. If the buyer wants a wide array of choices of properties to buy, this service is coupled with the PRESS. If the client wants to remain an anonymous buyer and owner of the property, I prescribe a combination of EBA service and PREMS.

Professional Real Estate Management Services (PREMS). This service is ideal for various types of real estates (i.e. condominium units, residential houses, commercial buildings, warehouses, vacant lots, etc,) whose owners are:

(a) Absentee Owners — foreigners who reside abroad or Filipinos who migrate overseas, leaving behind their properties in Philippines, or
(b) Overwhelmed Owners — individuals and corporations who own many real estate and are having difficulty in taking care of all of it for some reason.

This comprehensive property management service includes, but not limited to the following services:

(a) Protect the client’s ownership and possession of the property against any land-grabbers, squatters, environmental pollution, and fraudulent sale/mortgage transactions,
(b) Periodically inspect the property to ensure it continues to be in good shape,
(c) Assist the owner in offering the property for rent/sale and present it to interested tenants/buyers,
(d) Ensure a perfectly legal documentation process of any transactions,
(e) If the owner left some car/s in the garage or parking of the property, the service includes keeping the car in good condition while the owner is absent. The property manager will also act as a periodically visiting inspector to assist the owner in supervising the household employees who are left-behind to take care of the house,
(f) Manage the pool of referral agents, lease agents, sales agents.

Professional Real Estate Street-level Search (PRESS). PRESS is an actual street-level research helping clients find real estate to buy or rent. The client identifies an area on the map or a cluster of roads, and then we send a spotter on bike to the area to search the entire place for possible properties that fit the description of the demanding client. This service is ideal for clients who look for residential, commercial, or industrial properties that can be spotted visually from the roadside.
